Tune-Ups & the Comfort Club
The cheapest insurance against a July breakdown that exists.

What's actually involved
Dallas systems run harder and for longer than almost anywhere in the country, which makes twice-yearly maintenance genuinely worthwhile here rather than merely advisable — cooling checked in spring, heating checked in autumn.
A tune-up is not a sales visit. It is coil cleaning, refrigerant verification, electrical connections tightened, drain lines cleared and a written record of the readings so next year's numbers mean something.
Coil cleaning
Condenser and evaporator cleaned properly — the single biggest recoverable efficiency loss in most systems.
Refrigerant verification
Charge checked against manufacturer spec with digital gauges, not topped up by feel.
Electrical inspection
Capacitor values measured, contactors inspected and connections tightened before they arc.
Drain line clearing
Condensate line flushed and the safety float switch tested — the fault that quietly ruins ceilings.
Combustion and CO test
On the heating visit: heat exchanger inspected and carbon monoxide measured.
Written readings
All measurements recorded and left with you, so decline over time is visible rather than guessed at.
